Building Code Information
The City and County of Broomfield has adopted the 2012 International Codes.

On Tuesday, February 11, 2014, the Broomfield City Council passed an ordinance adopting the 2012 ICC code package with an effective date of March 15, 2014. This means that all permits issued as of March 15, 2014 will need to have plans designed, reviewed, and approved by the Building Division to meet the 2012 Codes. This will include the architectural plans, structural framing plans, structural foundation plans, soils reports, roof truss plans, and energy code documents. Below is a short summary of significant changes from the 2009 to the 2012 codes. 

Building codes are updated every three years through an open consensus process to adapt to changing technology, current methods of construction and in reaction to situations where codes may have failed to protect the public in the past. Building inspection and plan review staff must constantly update their code knowledge and assist builders in meeting the most recent edition of these national codes, as adopted by the City and County of Broomfield.

Many builders with existing approved 2009 master plans have not submitted plans updated for the 2012 Codes for review. Please submit these plans as soon as possible so that our staff will have adequate time to review and approve them. Any permit applications currently in process that are not issued before March 15, 2014 will require a total resubmittal if 2012 plans have not been approved.

Beginning February 12, all new house permit submittals will need to have plans that have been reviewed and approved by Building Division to meet the 2012 codes, since we cannot guarantee that applications will make it through our overall review process in the next 4 weeks or so. This will include all builders with master plans and all new custom homes.

Snow & Wind Loads
  • Design roof snow load: 30.0 psf
  • Assigned ground snow load: 30.0 psf
  • Design wind speed: 110 mph, 3 second gust
  • Wind structural design exposure classification is dependent upon location; either B or C - designer shall assess
  • Asphalt shingles shall be ASTM D3161 Class F or ASTM D7158 Class H or G
  • Frost depth: 36 inches below finished grade
